Tips for Buying a Home in Mulmur

October 28, 2010

Solid Advice on Buying a Home in Mulmur Ontario

When buyers are looking for a new home, it can be a very exciting time. However, there is a right way and a wrong way to start searching for new property. Unfortunately, many buyers go about this process in completely the wrong way. Here are some common mistakes that buyers make:

1.Going at it alone

It is very tempting for buyers to go out and pick up real estate magazines around Dufferin County looking for their new property. It seems like it would be very simple to purchase your own home without the use of a Mulmur real estate agent. However, this is one of the most dangerous mistakes that buyers make because the real estate process in Mulmur and all Ontario, is a complicated one. There are many regulations and laws that are vitally important during the process. Using an experienced, qualified agent is important to protect the buyer.

2.Not gettingPre-Approved

In all of the excitement of looking for their new property, many buyers start looking before they get pre-qualified with a mortgage lender. This is not a good thing to do because of several reasons. First of all, the seller is going to want to see some kind of documentation from a lender that the buyer can qualify. Secondly, buyers often find themselves very disheartened when they start looking at properties that turn out to be above their price range. It’s very hard to go down in price range once you’ve looked at houses that are above what you can afford.

3.Not pinpointing specific search criteria

It’s very important to pinpoint exactly what you want in a property before you start looking. This will help you avoid settling for a property that doesn’t really meet your needs. It will also help the real estate agent that is assisting you to narrow in on the perfect home for you.

How to Effectively Sell Your Home in Mulmur

May 11, 2010

As a real estate agent who has experience in Mulmur ON real estate, many people have been helped by me with purchasing and selling their homes. I’m about to show you some of the most useful suggestions that will help you sell any house in the Mulmur real estate market. When you finish reading this article, you will know exactly how to manage a quick, stress free sale of your house.

A well presented home sells much more easily and for a higher price than a home of equal value without the staging.

If you have never staged a home before, it might seem very daunting but in reality it is a simple process involving just a few steps.

1. Creating fixes. Before showing the house, any repairs needed to the house, floor, appliances and fixtures should be taken care of.

2. Get rid of extra junk. Limit clutter by removing all unnecessary pieces to storage.

3. Your house should really shine. Beautify your front yard, get your carpets steam washed, get your windows wiped daily.

Price it Correctly

Selecting the correct asking price is crucial. If your asking price is too low, you won’t realize enough profit from the sale. Most people selling their homes make the mistake of pricing their property out of the market. Many believe that they can take a lower offer if they start out first with a high price. Overpricing can greatly limit marketability. The most important factor in selling your house is that you have the correct price.

A competent real estate agent is a requirement to make the home selling process efficient. In addition, instead of selling to FSBO, you can save 16% on average, which makes up for the commission.

It is very difficult to select the right real estate agent. It is in your best interest to locate an agent who is well-versed in the Mulmur ON area. Only hire an agent that is trustworthy. What you want in an agent is someone who can market and sell.

Dufferin County Real Estate Market Statistics

March 14, 2010

The Dufferin County Real Estate Market Statistics include the rural areas of Dufferin such as Mono, Mulmur, Melancthon, Amaranth in addition to Shelburne.  The rural community experiences much longer days on the market than the neichbouring real estate markets of Alliston and Orangeville, and is still experiencing the buyers market of the last couple of years.  As the weather improves and we see last years product sold from the market, we should see an increase in both listings and buyer demand.  While the average sales price of homes in the area has declined 23% and 12% respectively (see chart below), this may be a direct result of increased sales in Shelburne, rather than the higher priced rural properties.  Demand for rural properties is expected to increase as the temperature gets warmer, which should absorb a lot of the current inventory however the affect on prices remains to be seen.

Orangeville Real Estate Market Statistics

March 14, 2010

Well March Break is upon us once again and we’re expecting a lot of activity in the week ahead of us.  Buyers seem to be coming out in droves, and Orangeville is currently experiencing a seller’s market, with the average number of days on market decreasing by35% over February 2009 and 45.5% fewer listings.  This means the shortage of houses currently listed for sale in Orangeville, plus the pent up buyer demand is leading to a fast market with multiple offer situations becoming the norm.  The number of sales in February increased by almost 67% over February 2009.
